Thank you for choosing us to help you manage your booking. We hope to get you into your new home without delay. By carefully reading and complying with the terms below, we will ensure you have a smooth move in.

By proceeding with this booking, you (the Lodger) confirm that:

• You have the Right to Rent in the UK and will provide valid photo ID proof within 24 hours of making this booking.
• You will provide all required documentations to satisfy our standard reference checks within 72 hours of proceeding with this booking and no later than 24 hours before the moving in date.
• You will be liable for the licence fee (rent) from the agreed moving in date. In the event you decide to delay moving in, you are still liable for the license fee from the date agreed in this booking.
• You will pay the full balance of monies as stated on your booking, together with the full deposit and any license fee owed as stated on your Lodger Agreement.
• If you cannot provide a sufficient job reference, you will pay the first two months licence fee in advance before collecting the keys.

Required Documentation

• Your full name, mobile number and email address.
• Your emergency contact details.
• Your residential addresses for the past 3 years in the UK.
• Your employer's contact details for reference checks.
• The last 3 months of payslips.
• The last 3 months of bank statements.
• Your guarantor’s ID, employment, bank statements, if a guarantor is required.
• For any EEA/Swiss nationalities, we require your photo ID and resident/biometric card if you are a non-UK or EEA/Swiss national. To pass our affordability criteria, you must earn £400more than the rent. For example, if the rent is £600 per week, you must earn £1000to pass the criteria.

We will retain the holding deposit you paid if you do any of the following:

• Fail any Right to Rent checks.
• Decide that you no longer want the property after completing the booking process.
• Provide false or misleading information.

By accepting these Terms and Conditions and proceeding with the booking, you agree to comply with all of the provisions above and confirm you have read and understood every term.
